Over-asking Offers Within the First Showings

- Received three offers from the first three showings.
- Attracted over-asking offers by positioning the home for immediate buyer appeal.
- The market is doing well but it remains fairly unpredictable.
- This had many coveted features but we knew it was lacking some for certain buyers. Therefore we had to choose the right marketing price to garner the most amount of attention while not underselling the property.
This strategy created excitement among buyers from day one, adding competition and value.
Securing a Backup Offer – Why It Matters for Sellers
We don't always recommend having a solid backup offer in place. Here’s why we did in this case:
- Continuity and Confidence: When the first offer fell through, the backup buyer stepped in with a firm commitment.
- We listed the property early in the week and only had 3 private showing requests prior to the weekend of open houses.
- We received an offer from each of these buyers on Friday evening.
- The most serious and ready buyers make private showing requests right away when a listing hits the market. Assuming their schedule will allow.
- Given the price on the offers that we received it made sense to have a backup offer and continue to show the property to other prospective buyers in case both deals fell through.
- This led to buyers feeling like they missed out on something so we were are also confident we would find another buyer.
- Seamless Transition: Our client’s sale stayed on track without having to start over, giving them peace of mind in the process.
Ongoing Interest and Showings
Even after the sale, inquiries continue to come in, proving that demand for well-prepared marketed home like this remain strong.
